    Sub-lease Agreement This sub-lease agreement is made between Vermont Wellness Collaborative Inc. (lessor) and Networks Inc. (lessee). The property leased is described as 125 College Street, 3rd Floor, Office #5. This space shall be used exclusively by lessee. In addition to this private office, lessee has access to all common areas including waiting room(s), bathrooms(s), kitchen, hallways and entryways. Lessee will have 24/7 access to the space except for during scheduled maintenance which will be warned with ample notice. Utilities. The rental amount is inclusive of all utilities. Rental amount. Lessee will pay the amount indicated below for monthly rent. Deposit. Lessee will provide one month's rent as combined security and damage deposit. Upon termination of the lease agreement, lessor will be entitled to a return of the deposit on the condition that no damage is found to have been done to the office space. Term. The term of the sub-lease shall one year, beginning on ________ and ending ________. The term may be extended or renewed with mutual agreement of both parties. Termination. This agreement may be terminated by either party with 90 days written notice.
